6 New Year’s Resolutions for the Austin Home Seller 2019

If you are considering selling your Austin home in 2019, here are some New Year’s resolutions you will want to add to your list:

  1. Speak to an agent: An agent can provide you with the current housing prices in your neighborhood, so you can do the math and make sure now is the right time to sell. You have to consider how much you owe on your mortgage and compare this to the recommended listing price for your home. You can than make an informed decision on the right price and best timing to list. An agent will also offer advice on what New Year’s resolutions make the most sense for your home to help you get ready to sell.

  2. Schedule a Listing Date: By having a listing date in mind, you will be able to plan out a schedule to take on your resolutions. I can help you set the perfect date to a) allow time to get all the work done to prepare your home for a quick sale and b) to help ensure your house is one of the first to hit the market for 2019.

  3. Housing Repairs:  Do a general inspection of your home and look for all those little odd jobs you have let go over the years. These repairs should be made inside and out to show pride of ownership and that well-maintained look buyers want.

  4. Reno Budget: During your inspection we can determine if you need to set a budget for a few more extensive projects that might be required to sell your home. This can include bathroom and kitchen upgrades or more substantial repairs such as old plumbing, roofing or windows. If left in ill-repair these issues that can affect your bottom line. Understanding when and where to invest in upgrades is key to getting the best return on your investment.

  5. De-clutter: This might already be on your New Year’s resolution list. De-cluttering is the perfect way to organize your home for the New Year and to help you make a quick sale. This should be a major purge in every room including your garage, attic and basement. Use a simple sorting process with a box for toss, sell and donate and you will get through the process quickly and efficiently.

  6. Clean: Once all the excess belongings are sorted and removed, you will have a perfect view of what areas need a thorough cleaning. From dirty grout to cobwebs on the ceiling, and smudgy windows to worn carpet you can do it yourself or hire a cleaning team. You can then be committed to keeping things spic and span until your open house arrives.
